A regular plumbing inspection ensures that your plumbing system is in top form. It helps identify leaks and minor repair problems before they escalate, becoming more costly. A plumbing inspection shouldn’t take more than a couple of hours and will include the following processes.
General Inspection
Your plumber will check the following items during the general inspection:
- Water Pressure: The ideal pressure is 40 to 60 psi. The plumber will check the pressure throughout the building.
- Water Meter: Check that the water meter is working correctly. Ensure no water is running and check for unexpected meter movement in case of leaks.
- Shut-off Valves: Ensure all shut-off valves are working and free from leaks.
- Water Quality: Is the water clear, colorless, and without smell? Any sediment, odor, or color could indicate pipe corrosion.
Drainage and Sewer
- Sewer Cleanouts: Inspect sewer cleanouts to ensure that they are clear.
- Outside Drains: Ensure that all outside drains are flowing freely.
- Sewer Line Inspection: The plumber may use a camera to check the sewer line for obstructions and cracks.
Pipes and Fittings
- Visible Pipes: Inspect all visible pipes to ensure they are free of leaks, corrosion, or discoloration. Assess their condition and compliance with local building standards. Ensure adequate insulation, especially in areas where pipes can freeze.
- Faucets: Test the faucets for proper operation and water flow. Check for drips and leaks.
- Basins and Sinks: Examine sinks and basins for rust or damage.
- Toilets: Check the tank components and ensure that the toilet flushes as it should. Ensure that there are no leaks around the base.
Water Heater
- Tank: Ensure that the tank is corrosion and leak-free.
- Pressure Relief Valve: Test to ensure it works as it should.
- Sediment: Ensure no sediment is collected in the system, as sediment affects efficient operation.
- Water Temperature: Set the water heater to 120°F and 140°F and ensure that it delivers hot water as it should.
